While ahead of pre-pandemic levels, lettings activity in the first half of 2022 was slightly down on 2021 due to market-wide stock shortages, placing upward pressure on rents.

Demand continues to be dominated by the science, technology and medical sectors, comprising 62% of lettings in 2022 to date. On top of employment driven demand, there are already signs of a busy Q3 in advance of the new academic term.
