Andrea Orellano

Time spent working for a local planning authority has sharpened her grasp of policy and process and her consultancy experience has honed her commercial awareness and client focus.

Andrea manages on- and off-site biodiversity net gain condition discharges and successfully delivered the team’s first off-site BNG discharge through biodiversity credits secured via an internal habitat bank.

Her projects span the commercial, residential, and education sectors. Andrea has led commercial schemes including shopfront alterations, yard extensions, and heritage-sensitive changes, working closely with planning officers to refine proposals and secure positive outcomes. She has also supported major Green Belt residential applications from pre-application to outline and detailed stages.

Education work has included planning appraisals for schools, expansion projects and securing consents for changes of use to educational facilities. Alongside this, Andrea is currently supporting a residential planning appeal, helping prepare evidence for a public inquiry while coordinating consultants, local authorities and the Planning Inspectorate.

Based in Milton Keynes, Andrea works across Buckinghamshire, Bedfordshire, Hertfordshire and Northamptonshire, while supporting projects further afield in London, Somerset, and Cardiff. She enjoys shaping how places evolve over time and thrives on the variety that planning brings.

Andrea values building strong relationships across consultant teams, clients, and local authorities, and regularly attends RTPI Young Planners and Women in Planning events to keep learning, connecting and contributing to the industry.
